Vancouver Island Home Construction Data from CMHC

The Canada Mortgage and Housing Corporation (CMHC) released the July 2018 housing starts data last week. Some of the Vancouver Island highlights include:

Comox Valley and Campbell River: Elevated housing construction has the Comox Valley pacing well ahead of 2017 for overall housing starts. The CMHC reported that the Comox Valley has a total of 331 housing units under construction at the end of July 2018, which includes single family homes, semi-detached homes, row housing and apartments. Year-to-date new housing starts total 250 until July 31, compared to 177 for 2017.

Construction activity is also on the rise in Campbell River, according to CHMC’s statistics. As of June 30, 2018, the number of single family homes, semi-detached homes, row housing and apartments under construction is 254 compared to 178 in 2017.

Victoria Highlights: The trend for housing starts moved higher in July 2018, continuing strong construction activity in the first half of the year for the Victoria CMA,” said Eric Bond, CMHC’s principal analyst. “The number of single-detached starts expanded, particularly in the West Shore municipalities of Langford and Colwood. With strong demand for all types of housing in the region, builders have responded by starting 14% more units in 2018 compared with the same period last year.”

Vancouver Island Housing Prices and Starts Soared in 2017

Building Links has recently tabulated the year-to-date construction statistics for the Comox Valley and Campbell River areas for 2017. Construction values in all areas total $217 million, up by $11 million from 2016 to 2017.

Single-family home construction is also up slightly in Comox, Courtenay and Campbell River (6 per cent to 13 per cent) with Cumberland showing the biggest increase of 120 per cent and the CVRD coming in with an increase of 19 per cent.

Secondary suite and carriage home construction has increased significantly by 159 per cent from 2016 to 2017.

New President and Employee Shareholders Announced for Kinetic Construction

Kinetic Construction has appointed Tom Plumb as its new president. Tom succeeds Bill Gyles, Kinetic’s founder and longtime president and CEO.

Kinetic Construction is a Construction Manager and General Contractor with offices in Victoria, Vancouver and Courtenay.

Tom joined Kinetic in 1999 and previously served as Courtenay Branch Manager for 10 years. He is a graduate of BCIT’s Building Technology program, is a Gold Seal Project Manager and has a Red Seal in carpentry. Tom has spent six months training and learning from Bill Gyles in order to prepare for his new role.

“It is both humbling and an honour to be asked to take over the leadership of Kinetic.” said Tom Plumb, Kinetic’s new president and CEO. “I’m excited to work with this exceptional team as we continue in our vision to grow in the Vancouver Island and Lower Mainland markets, as well as expand the number of employee shareholders.”

Gyles will continue working at Kinetic to help with this important transition, training and mentoring Tom and other senior employees. “It has been an honour to serve as Kinetic’s leader for the past 32 years,” Bill said. “Kinetic’s employees are a fantastic group of people to work with and have made my job easy.  I know Kinetic will continue thrive under Tom’s leadership.”

Another key to Kinetic’s succession plan is employee ownership. Four more employees purchased shares in Kinetic. These new shareholders joined the existing company shareholders to increase the number of employee owners to fifteen (15.)

“Kinetic is an example of what can be achieved when you gather great people, provide a healthy and progressive culture, and let them do their work,” said Tom Plumb. “This is truly an exciting time to be at Kinetic.”

Micheal Gareau, Corporate Controller, is the most recent addition to the Board. Following the AGM, Kinetic’s Board of Directors unanimously appointed Tom Plumb as President and CEO.  Bill Gyles will continue in his role as Board Chair.
